Selling your flat before the bank auctions it
If you have missed two or three EMIs and the letters have started, the single most useful thing to understand is this: you are almost certainly not out of time yet, and a private sale will get you far more than an auction will.
The timeline most owners do not know they have
A home loan is classified as a non-performing asset after roughly ninety days of non-payment. Only then can a lender issue a demand notice under the SARFAESI Act, and that notice itself gives you sixty days. In practice, from the first missed EMI to a property actually being auctioned is usually well over a year, and often considerably longer. That entire period is yours to sell in. Most owners waste the first half of it hoping the situation will resolve itself.
What the difference is actually worth
Auctioned properties in the MMR routinely sell at twenty-five to forty percent below market, because bidders are pricing in everything they cannot check. A private sale of the same flat, arranged properly, lands within eight to eighteen percent of market. On a flat worth one crore, that gap is frequently fifteen to twenty-five lakh — and it is yours, not the bank's. Once the loan and charges are cleared, whatever remains comes back to you.
The bank is not your enemy here
This surprises people. A lender does not want your flat; they want their money, and recovery is slow, expensive and unpleasant for them too. Most banks will cooperate with a genuine private sale — they will issue a foreclosure quote, they will hold off on further action while a sale is in progress, and they will release the papers on payment. What they will not do is chase you. You have to go and have the conversation.
What a buyer in this situation needs from you
Certainty, mainly. A buyer paying a good price for a flat with a live mortgage needs to know exactly what is owed, that the lender will release the documents, and that you will actually hand over possession. The more of that you can evidence up front, the higher the price you will get — and the faster. Owners who arrive with a foreclosure letter and a clean set of papers sell for meaningfully more than owners who arrive with a story.
What we do, and what it costs you
We find the buyer, we handle the bank coordination, and we manage the paperwork through to registration. Your name, your number and your situation are not published anywhere — not on this website, not to anyone except a buyer who has reached the stage of making a genuine offer. Your neighbours will not find out from us. There is no fee for listing with us; we are paid out of the transaction when it closes.
