Navi Mumbai is the most interesting distressed-property market in the region right now, and it is interesting for a reason most people get wrong. The discounts here are not mainly about borrowers in trouble. They are about supply — builders who put up more towers than the airport timeline justified, and are now sitting on unsold inventory with interest running on it.

Kharghar, Taloja, Ulwe and Dronagiri are full of near-complete and just-completed projects where the developer needs cash more than they need the last fifteen flats. These are not damaged units or bad floors — they are ordinary stock in ordinary towers, priced to close the books on a project. A builder clearing inventory will do things an individual seller will not: absorb stamp duty, waive floor rise, hold a price for thirty days in writing.
Vashi, Nerul, Sanpada and Seawoods are mature, tightly held and rarely discounted, because the people selling there are not under pressure — they are moving up or moving out. When distress does appear in these nodes it is almost always personal: a medical bill, a divorce, an NRI who has stopped visiting. It moves quietly and quickly.
Our office is at Haware Centurion Mall in Seawoods, opposite Seawoods Darave station. That is not a detail for the letterhead — it means we see Navi Mumbai stock before it is listed anywhere, we know which towers in Ulwe and Taloja actually have water and which have a promise of it, and we can walk a buyer through a flat in Nerul or Kharghar the same afternoon they call. Most of what we place in this market never reaches the website at all.
A great many Navi Mumbai flats sit on CIDCO leasehold land, and transferring one involves CIDCO's own process, its own transfer charges and its own timeline. This is completely normal and not a reason to walk away — but a seller who has not started the paperwork can add two months to your purchase, and that is exactly the kind of thing a cheap-looking listing will not mention. We check the lease position and the transfer status before anything goes on this page.
Our office is in Seawoods, which means we are twenty minutes from most of this market and can meet you at the property rather than at a desk. If you are buying in Navi Mumbai for the first time, call us before you shortlist — half an hour about CIDCO, OC and which towers are actually near completion will save you a month of site visits.
We take enquiries across all of these, whether or not something is listed today.
