Questions buyers and sellers ask us

If yours is not here, call +91 83699 29329 and ask it. We would rather answer honestly than have you find out later.

Is a distressed property damaged or in bad condition?

No. The distress is the seller's situation, not the building's condition. In most cases the flat is ordinary, occupied and perfectly well kept — the owner simply needs to sell by a certain date and will accept less for the certainty of closing quickly.

How much cheaper is a distressed property, really?

In the Mumbai region, between eight and eighteen percent below the genuine registered rate for that building is the honest range. Anyone promising you forty percent below market is describing a property with a problem, or a price that was never real.

Is this the same as a bank auction property?

No, and the difference matters. In a distress sale you buy from the owner — you can inspect the flat, negotiate and complete normal due diligence. In a bank auction the lender sells under the SARFAESI Act, usually without internal inspection, with a large deposit up front and the risk of an occupant who has not left. We handle bank auctions privately for registered buyers: matching notices sent one to one, the notice read and the dates checked, and we go to the inspection with you. Tell us what you are looking for.

Why can I not see the price on your website?

Because publishing a distressed seller's price publicly costs them money and privacy, and it costs you the negotiation. Prices, seller details and the exact address come on a call, once we know what you are looking for. It is also why our sellers bring us properties that never reach a portal.

Do I have to register to see properties?

Browsing is free and unlimited. Registering is free too, takes a minute, and opens the size, floor, age and neighbourhood map on your first five properties. After that there is a package if you want to keep going — or you can simply call us and we will do the looking for you.

Will my phone number be sold or shared with other agents?

No. We do not sell, rent or pass on buyer or seller contact details to anyone. You will hear from our team and nobody else. If you asked for new-property alerts, you can stop them any time by telling us.

I am a seller. Will my name and situation be published?

Your name, your phone number, what you owe and to which lender are stored for our team only and are technically incapable of appearing on the public website. The asking price is shown to buyers who have registered with us and opened your listing — one buyer, one property at a time, never to an anonymous visitor and never to a search engine. A passer-by sees the locality, the size, the photographs, how far under the market the price sits, and our office number.

Which areas do you cover?

Mumbai city, the Mumbai suburbs, Navi Mumbai and Thane, including Mira Road, Bhayandar, Dombivli, Kalyan and Panvel. We take on properties elsewhere in Maharashtra case by case — call and ask.

Do you charge buyers a fee?

There is no fee to browse, register or enquire. The optional packages simply let a registered buyer open more properties. Our transaction fee is agreed separately and only when a deal actually closes.

How quickly can a distressed sale complete?

Four to eight weeks is normal for a cash purchase with clean papers. With a home loan, expect eight to twelve. Where there is an existing mortgage to clear, the lender's foreclosure process is usually the longest single step — which is why we start that conversation early rather than after an agreement is signed.
