Ghodbunder Road, node by node
The stretch from Majiwada to Kasarvadavali is not one market, it is five. Majiwada and Kolshet are effectively Thane city — established, connected, priced accordingly. Past Waghbil the towers get newer, bigger and softer on price, and by Kasarvadavali you are buying on the promise of infrastructure rather than the fact of it. A flat that looks twenty percent cheap on paper is sometimes simply twenty minutes further from the station.
Beyond Thane city
Dombivli, Kalyan, Ambernath and Badlapur are where the genuinely low numbers are, and where the most careless buying happens. There is real value here for someone buying to live or to hold for ten years. There is very little for someone hoping to flip in three. We are straight with buyers about which of those a property is, because the wrong purchase in this belt is hard to exit.
Mira Road and Bhayandar
Technically Thane district, practically an extension of the western suburbs, and a steady source of distress sales because so much of the stock was bought on loans by first-time buyers. Prices here move less than the rest of the belt, which makes a discount here more durable than one further out.
Thane rewards patience and punishes assumptions. Tell us your budget and how long you plan to hold, and we will point you at the right part of it rather than the cheapest.
