Rent or buy: what people ask

Is it better to rent or buy a flat in Navi Mumbai?

It depends on three numbers: the rent you pay, the price of a similar flat, and how long you will stay. With rents at 3–4% of the price and loans at 8.5%, buying usually wins only if you stay 7 years or more, or buy under the market — which is what our listings are for.

What does the calculator count?

Renting: your rent, rising every year, and what your down payment would earn if invested instead. Buying: the EMI, stamp duty and registration, maintenance, and the flat's value growing each year. It shows the year in which owning pulls ahead.

Does the price matter more than the interest rate?

Usually yes. A flat bought 10–15% under market, as distressed sales are, beats renting years earlier than the same flat at full price. That is why the price you pay is the biggest lever you control.
